REPLACE, We've installed 2 complete systems in the past 2 years, and your energy bills will go down, not worth putting money in a dead cow, that old system is milking your pocket book dry.CHECK and see if you qualify for any energy rebates with your energy provider before you choose your system certian systems have different rebate credit amounts,  you could save some bucks doing that.For the second system we purchased the entire system and had the HVAC guy install and saved about 500 bucks, as he had done the previous system for us. 

The first tip off was we have a room designed to look like the Milk Bar from A Clockwork Orange and there was a gif of her bouncing on the bed in front of the Moloko Velocet I personally painted on the walls.

If the appraiser thinks/states they will violate USPAP by providing a limited valuation and tells you they can only do a "full" appraisal or the like, they don't know what they're doing or are just trying to milk your money.

Do I need to remove the glue or can I skim coat right over the glue or is that a bad idea???

Sorry Roy, We in Toronto had milked all we could out of this cow, we are kliing eachother for a peace of 100 year old property selling for 700K that needs a total gut and 100K of renos and paying 150K over asking price, competing with 10 other people on the same property.But think about the positive side of it, we are going to start buying where you live and your properties are going to appreciate like never before because of the competition, free money without working, isn't that nice?

I hope to learn a lot and from what I have skimmed through so far it seems like that is going to be just the case.

Most simple thing, do math for both hypothetical situations and see which one brings you more money, consider rent you will pay, and the interest you will pay for heloc for cash out, and whether you can finance the new properties or not.I personally would never sell a SFR in an appreciating location so I can milk it during every cycle.

But rent to own skims off the best applicants.

However, between demo and skim coating walls, buying materials, working a W2 job and spending time with the family, I was able to find another deal in my new farm area.
