Tohickon Settlement - they're out of New Hope, PA, but also have offices in Philly & East Brunswick, NJ.

Their premiums are great but what about their insurance claim settlement experience.

I review surveys daily in connection with my work and essentially any fence installed without a boundary survey creates title problems which the parties either resolve before settlement or the buyer absorbs. 

The last property manager I fired, just signed settlement with me 2 weeks ago and agreed to pay me more than $25k given I have great paper trail of their wrongs.   

Are you looking at an actual estimate or settlement statement from your title company, or just at a preliminary lender CD?

For FHA, the requirement is that you move in within 60 days of settlement and then live there for the majority of 12 months.

Insurance doesn't give lump sum if owner doesn't rebuild - they will give much smaller settlement is that process over?

If you are under contract and the settlement date has already passed, technically you would need an extension to keep the contract alive.

In addition, if the lender wants to sell the loan the buyer will probably require there be policy insuring the lien.I recommend you go back to the settlement agent who closed your purchase.
