So all my lots bordered county road and I had to come through the lots to get to my tree farm and use my established logging roads which are pretty stout as they have to handle 40k pound trucks full of the northwest finest douglas fir logs.. on one section I was able to dedicate the road way through the parcels to my gate onon my southern entrance the lot crossed my logging road.. so I retained an easement for ingress egress and utilities. as I was working on a monster Zip line park ( but that's another story). so the buyer of the 10 acre parcels wanted animals and as such he wanted at gate at the beginning of his property and were my gate was at our common boarder.. at first we were a little miffed as we now had to open two gates instead of one....

My agent and I did push back on the purchase price because of the work needed but there were multiple offers, at least one in cash and the seller's agent basically told us to pound sand.

If the pooled investment is large enough, it may even make sense to create it as a C Corp without an S Corp election.The main point I'd make is not to be penny smart and pound foolish.
