I don't see similar size homes in Emerald Island achieving that $92K number especially homes that have not been upgraded like the one linked in your posting. 

You can research your buyers to find out who is legit and who will quit through LinkedIn, Facebook, BP etc.

How many Facebook, LinkedIn or social media friends, followers one has? 

Although, I don't see 20 yrs of mortgage experience on your Linkedin profile.
