Use the search function and you can find pretty much anything you are wondering about in real estate. 

Optimally, these would be 3br/2+ba units, in which case they will often cash flow even while functionally obsolete.

There are numerous posts about partnering on deals, use the search function in the upper right hand corner and search for "partnerships" or "JV"A private "lender" would not just send the cash to your bank account.
