My wife and I are under contract on a duplex in the rapidly developing* east side of Austin, TX.We made a $471,000 offer and are approved for a 3.5% FHA loan (as long as the sellers are willing to replace the roof, add some base board heaters and fix some plumbing issues... fingers crossed).Our taxes, insurance, annual and upfront MIP have us in there at about $3,330 a month with a $25,000 downpayment.

You're competing with the luxury buildings that are popping up everywhere now, some with amenities.I finished reno on my property here in June of last year, haven't gotten any tax increase yet (fingers crossed).As for your next deal, I would agree Heloc is probably a better way to go rather than a refi for the reasons mentioned by @Jaysen Medhurst.
