If you are paying interest only, you are not paying down the mortgage. on the $700k you would be, but equity depends on whether its a land contract or traditional note  - depends on structure.3. good template google fannie mae security instruments.Also, my question is if you have not money for a down payment, how can you afford a $700k p&i payment along with $300k I/O payment?

i suspect you'll say "too expensive," but out of state comes with challenges too, and getting crushed by deferred maintenance and overpriced contractors is actually very expensive.memphis in particular - to be successful there, you'll need a team and a strategy, not just interest solely because it's "cheap" to buy there.

I'm definitely still in the exploration phase to see if I will end up going this route, but as I've furnished multiple units, I've realized I don't really enjoy that part of the process nor is design a strength of mine, so if I can hire it out to someone who will do a better job than me for a reasonable price, I will.

I also own a small renovation company that has operated in my are for nearly a decade. so my rehab cost on a property would be much more cost effective than hiring outside contractors.
