Well if you agree to buy a house and then you don't, because you never actually had the recourses to purchase it, and are hoping you can find someone else to buy it, AND you know this is a high possibility when you sign the contract: Then yeah, your feeling of 'shady' or 'immoral' is warranted and correct.

That certainly warrants a closer look at areas for quality of life factors rather than just economic conditions.

I would not consider investing in RE unless it is projected to outperform the S&P 500 (and any other passive investment option) by enough to warrant the additional effort of owning RE. 

That doesn’t seem expensive enough to warrant a warranty.

While some of their repair requests may have been warranted and reasonable, they may now just be testing you to see how far you're willing to stretch for them.

Any ROI investment must be able to surpass this return by enough margin to warrant the extra effort and potentially risk of any RE investment.  

And the govt or banks aren't going to change their contracts for me anyway.But when you start going direct to owner like that, I think an attorney is more than warranted.

A manager doesn't mean you get to hand off any and all liability and responsibility as an owner they are just there to manage.That being said a good company may warrant the tenant so a new lease up will be cheaper or they may offer eviction insurance so things like this are covered.

Paypal or  teller deposit into my account, whatever works for the tenant esp since most of mine don't seem to use banks for their money.If the circumstances warrant I will go round and collect cash but that is very much the exception.
