Well if you agree to buy a house and then you don't, because you never actually had the recourses to purchase it, and are hoping you can find someone else to buy it, AND you know this is a high possibility when you sign the contract: Then yeah, your feeling of 'shady' or 'immoral' is warranted and correct.

A manager doesn't mean you get to hand off any and all liability and responsibility as an owner they are just there to manage.That being said a good company may warrant the tenant so a new lease up will be cheaper or they may offer eviction insurance so things like this are covered.

Paypal or teller deposit into my account, whatever works for the tenant esp since most of mine don't seem to use banks for their money.If the circumstances warrant I will go round and collect cash but that is very much the exception.
