I would think it's just a matter of taste- some people like the more modern look and some people like old stuff.  

The house has what the house has, you are welcome to upgrade it with my permission, in a professional manner with all improvements staying but this is a RENTAL not their personal house.You don't upgrade it for their taste but for the future rental value of the house.

Unfortunately I think that it is situations like this that leave a bad taste in the public's mouth.

Those are both great ways to do RE, but some of us have tasted a bit a success without ever using such techniques.

Not being able to close on a deal with a seller will leave them with a bad taste in their mouth and turn them off to working with investors in the future. 

For me personally, it tastes like formaldehyde ^^ Others, love it.

While there is room to spice to taste, the deal must be easy to swallow.

You do not want to leave a bad taste in their mouth so they do not trash the property or cause any damage to it before they leave
