If I can plug 10k into my renovation budget to make sure everything is spinning like a top from the beginning, and the numbers still work out, would that be adequate? 

I also am spinning back up a previously successful meetup group down here in the area. we have our first meeting of the year on a rooftop deck in downtown Olympia.

Finally the  gears in the legal system are turning forward and not spinning in place!!

Each of the 3 has a bit of a different spin on land investing, so if you are looking for different approaches, it may not hurt to check out the free resources each has to offer and see what fits better for you. 

Don't spin your wheels too much on looking for the right property before you know how you are going to finance your deal or who is going to help you with the renovations (if applicable). 

With a tubing cutter, you would spin the cutter around the tube.
