I will continue to concentrate on small multi-family unots for buy and hold and SF for flips for the time being.

There are several military real estate investor communities around the internet.

In my experience they are essentially the same: Crowdfunding deals are basically syndications but done over the Internet. 

For it to skyrocket even further will make it into an extremely gentrified area with a high concentration of wealth (which it already is).

If it were me, I'd much rather concentrate on fewer, but more impactful, relationships.

That's what happens with internet mortgage advice.

And since rent increases ultimately must come from inflation adjusted income increases, bodes well there too.Never been to Texas, that's just random 'big data' data point from an internet stranger.
