You could argue that a lot of hesitance hinges on how agents want to be perceived, but if an agent is perceived poorly, it reflects on all offers sent from them to any agent about any property after a while and can have a hand in dragging the ship down if they don't manage it.

@Emran Chowdhury a lot of the multiplexes that I have seen thus far in my area are in seedier parts of town, which is the only reason I am hesitant to go that route.Something I just thought of, could I get a single family with an FHA, do small reno to raise value, then refi to pull money out and start BRRR that way?

If you can't qualify individually, but combined you can, then I wouldn't hesitate to put it in both your names to get the benefit of traditional financing and low interest rates.
