@Spencer Elliott The Big problem here is the Risk. 1st Build, now if we can see that he has plenty of experience working with a production builder and how on his own.... that may work.Typically lenders want to see 3 homes built first before they will extend credit.Now His Bank should be the one lending to him, but why are they not??????

MF is commercial OVER 4 units from a lending perspective, since you are outside of conventional Fannie and Freddie lending products (until you get into over $1mm balance from the Small Balance program).
