The fridge can cause the cold air to leak out and impact them where their electric bill is increased and additional wear/tear on the appliance, limiting its life. 

I bought new consumer grade appliances for my primary home when I moved in and within five years I had to replace my washer and fridge and it's just my wife and I in the home.

With something as small as a broken light to things as big as a new fridge needed, who are you going to for these with only a property or two in your portfolio?

If the fridge dies and they won't get you a new one for 3-4 weeks then it might be your job to go get a fridge from the store or off facebook and get it installed right away. 

:-)      it could get extremely complicated.For some people electric scooter is necessary.If you are so worried about fire hazard, bring them fire extinguisher , create sticker "save your money don't pay too high for utility bills" and place it in the fridge,etc.

A reasonable human would do something with the food in the fridge instead of letting it rot.
