My point is not to discourage you from becoming a landlord (I am one, amoungst other aspects) but to open your eyes and prepare you for what you are about to encounter.

The problem I think you will encounter has to do with the loan amount to value ratio (LTV) that will be permitted on a non-owner occupied property.

It's typical to find that the seller's numbers do not correlate very well with what you as new owner will encounter, so best to learn what to expect and what to look for before chasing these opportunities that might just be time-wasters.

I really can relate to these 2 hurdles these people are encountering.

But I choose to buy everything from my shop for the following reasons: I enjoy talking aquariums with people, I like to stroll around the store and look at their variety of fish and corals, they're always ready to answer my questions, and they will provide me a place to store my livestock if my tank was to encounter a problem.

I offer their products when I put my broker hat on, but no way in hell for purchase business because of the type of stuff you are now encountering.

Many of the problems you encounter will not have a definite right or wrong answer.
