Plus the agents on Redfin are really helpful, and you even get a cut of the commission check after you buy. 

Most cities want their cut of any actual business activity so you may need to get a license for fix and flips or wholesaling in addition to your LLC. 

Full disclosure, I had a fair amount of experience prior to getting on the forums, but what really pushed my business over the edge was this community which for me was a sounding board, mentor, mentee and fantastically unorthodox education.

From the research I've done, there are a lot of lots for sale, which for me means two things: 1) War zone 2) On the edge of something decent What do you think about it? 

And ill probly get a pay cut if i get a new job, even in the same profession.

I was able to cut the monthly alarm bill from $85 per month to $25  (with more features too!)

I realize the conflict but I think it would be a jerk thing to do to cut his small commission in half. 

ITT had to shut down because they did not meet standards when dealing with federal loans - certainly not a "job cut" situation. 

This all depends on your ability to about 20 different things: outsourcing work, marketing, cost cutting, management, etc. 

Some anecdotal evidence - speaking to the gal at Lowe's who was cutting keys for me in Weaverville, she said finding anything south of $1200 for a 2/1 was tough and on retail salary she is priced out of the market.
