At minimum, subsection (c) of this rule requires an advertisement placed by a license holder must "clearly and conspicuously contain the name of the broker, either a business entity or an individual."

At the very least, it should contain your EMAIL address - only if you REALLY want to be helped...Make it EASY for the world to help you, and to bring you MONEY / Business!

The house has never been inspected for lead paint, and what I can understand from the law is that if it has not been inspected it is "free game" to gut any trim / windowsills etc that might contain lead paint myself and not hire a licensed lead abatement company.

Are they advising you on what makes a good rental property because the home looks "cute" and has "good schools".....or are they presenting you with a cash flow analysis worksheet containing projected rental income that you would need to make a business decision?  

It contains basically all he activity that you could possibly engage in for rental real estate.In addition, you should also take the time to analyze your time at work.

Actual contracts would be perfect of at all possible,  but an outline of what the contracts should contain would be helpful also.
