They have to call the fire marshal and have it done or you won't close (trust me our seller pushed it to the last minute and tried to get the system through without complete compliance- no way that is going to fly) In RI you also need a certificate of lead compliance which essentially means lead free friction surfaces, not sure about NJ (although it is one of my favorite places!)

Hopefully, you'll be able to convince the agents that there is no long-term issue and that they should still take their clients.To elaborate on what Bill said, a surveyor can do an Elevation Certificate that will indicate if the property is really in a flood plain or not (when FEMA does their maps, they don't investigate every house individually -- they just designate large swatches of area to different flood plains and it's possible that individual houses within the area aren't really below the flood line).

I have heard that the minimum premiums start in the $5,000 range depending on how many designs you will be doing.Thanks"So I decided to hire one that is insured and treat them like any other sub obtaining certificates rather than purchase pricey insurance.

You can usually tell because if you click on the deed, it will be a "Certificate of Title" instead of a traditional deed.

I was obtaining a pre-qualification for a home loan, and was asked to sign the: Rate Lock Agreement,  Disclosure Notices, Servicing Disclosure Statement, Right to Receive Copy of Appraisal, Appraisal Delivery Timing Waiver, GFE Acknowledgment, Notice of Intent to Proceed, Flood Insurance Determination, Certification and Authorization, Transcript of Tax Return, Insurance Disclosure, Truth in Lending Disclosure, GFE, Housing Counseling Agencies Notice, Uniform Residential Loan Application.Should I sign these documents?

Be sure that at prior to closing you receive estoppel certificates from all tenants stating whether or not they paid a security deposit or last month rent, if they are current on their rent, what their rent is, if they own any appliances, if the landlord has any outstanding maintenance/repair issues that he has been notified of but have not been addressed.
