@Miles Presha -- The Midwest and southeast offer some of the best deals today in rental real estate. 

Hail and flood water are issues that happen all over the midwest and southeast portion of the U.S.

While it borders a major university (University of Rochester) and that brings about professionals and college students in the Southeast part of 19th Ward, if you go down a few blocks, it's lower income, higher crime and rife with slumlords and poorly maintained properties.  

Places like NYC and LA wont fit due to price point and some places in the southeast wouldn't fit due to lack of small multifamily inventory.

South and southeast are kind of revitalizing (similar to Austin). 

As a Realtor here in Southeast Michigan I will tell you that at least on my end, people are buying houses like crazy right now.Had four multiple offer situations just over this past weekend and it's only January 12....Will be interesting to see how it plays out.

Hello BP,I'm looking to renew my real estate license and locate an investor friendly broker in southeast Michigan.

Look at a population migration map but basically everyone is moving to AZ, TX, or south east.

No money down or little money down is never as advertised.I invest in the South East not familiar with the Markets you mentioned..

I might do it somewhere in the south east, haven't decided yet.
