For instance you could hire a carpenter that can get your cabinets, roughy framing and drywall done but they have to hire out insulators and painters while typically adding 10% on top of their price. 

Plumbers, electricians, painters, flooring, kitchen remodelers, roofers, landscapers, etc.

You should hire your own framers, carpet layers, tile installers, electricians, plumbers, painters, etc.

I'm from SD and don't have a network so I'm reaching out to the BP peeps for recommendations for a hardwood installation and interior and exterior house painters. 

. - When you paint, have the painter also scrape the ceilings if you have popcorn/acoustic ceilings.- Brushed nickel fixtures (or something similar) - light fixtures, faucets, etc.- Brushed nickel knobs/handles (or something similar.)- If you have a couple bucks left in the budget, get new (and when I say new, I mean on sale/refurbished/wholesale) stainless steel appliances.
