@Tyler Gerhold Damn that's a long paragraph trying to say "don't smoke, eat, or grow weed in your apartment"...this is a typical situation where you use generic lease from a promotional source that is not familiar with your state.

The financing info is ran with a very generic 70% LTV 30 yr am 7% rate.

The other thing I have noticed is that it seems like there are one or two people who seem to make replies to various threads and I swear, they must have used ChatGPT to generate the very generic reply they post and their reply absolutely adds no value to the existing thread.  

Here's my generic beginner advice:1.

Without this basic info, you will only get extremely generic opinions... but that is just my opinion ;-)

I don't live or invest in Northern New Jersey so I wont pretend to give you an answer to your specific question (which I think needs you to provide more information like the size, actual location, type of building, condo fees, proximity to public trans, etc. ) but rather a more generic question that says if you're looking to bulk buy...don't do it for New Jersey unless you target a specific market that you learn very well, because there is too much variation.

Pretend to be a renter looking for a unit to rent....cruise all the websites a renter would use when "shopping"....you want to see what the actual "competition" is listing their properties for.... ignore the generic rental estimators that Zillow or Rentometer lists.

If a marketer, attorney, or bureaucrat looks at the property record, it will be the name of an anonymous LLC (assuming you give your LLC a generic name!)

And another guy asked a prospect if he could take the 30ish yellow letters he'd recently received via mail (apparently he was on a 'list') and then realized that everyone was sending the SAME letters as everyone else, using redundant tactics that converted well several years prior (i.e. far more new REIs, sending the REI marketing guru's generic correspondences, that was no longer converting more than .5- 1.5% vs. 5- 15% prior...) so this illustrates that using the same tactics indefinitely (in a now overcrowded market, with list sellers selling the same leads to many...) is now next to USELESS... unless you are able to invest say $25k.- $50k. per month, to get a couple of deals averaging 2- 3x+ your time and monetary investment.
