@Steve Rozenberg, not sure of the answer, but you might get more responses if you are able to edit your title (missing a vital 's').

Having cash is vital to investing, especially if want to be your own boss.

I let her know I have eight years experience as HOA president, I told her how involved I was in the day to day operations of the HOA, and how I supervised the replacement of all the vital components including pool gate, pool motor, patch and seal drive way, repainting if all the building exterior, letters, rules, notices, irrigation, landscaping, etc.

As you begin your investing venture it is VITAL that you find an agent who understands what you are doing and is patient and helpful.

I listen to every call to see what I'm doing wrong (which is vital for me because I usually can't hear my mistakes when I'm talking).I'll keep you updated on results next week.

I agree with @Mike Dymski, savings and budget (especially for newer investors) is vital to an investor's growth.

It is true that your operator/manager is vital - but neighborhood quality is just as vital as even the best operator will have a tough time in a poor neighborhood.Hope that helps
