The common theme with these investors is that they get caught in the penny pinch trap.

Well, I called BS, so after about an hour of googling it, everything I could find (all general advice, no specific bank disclosures) was a recurring theme of "One benefit of a HELOC is that you only make payments if you use it." 

I’m seeing a lot of common themes here with these BRRR stories and most of them deal with appraisers.

Large venues like concerts, conventions, theme parks, casinos, weddings, etc. will all be hit for the rest of 2020.

The common theme now is when a roof gets to be 15yrs old, then they are saying mostly: We will still cover the property, but not the roof!

I'm looking for places around the theme parks so I'm fairly confident I can keep tenants in there even if I have to drop my the rental rate a little.Thanks!

its even worse I have many times seen parents lose their homes because the kids talked them into mortgaging them and taking the money and blowing it.. therby leaving the parent destitute and homeless.. you see all kinds when you work the foreclosure properties. and this is a recurring theme across all demographics except Asian in my experience.
