If there is a repair on maintenance expense we simply use his account to withdraw the cost.I am sure there are better ways to go about this, however for us it seemed to be the easiest and simplest solution at the time.

Lease options can be structured in a variety of ways, the simplest and cleanest way is to charge an option fee and then rent, with a portion of the rent usually a fixed amount (ie $50 dollars a month or something) being credited toward an eventual down payment when they exercise the option to buy.

So like everyone else said, you simply get a new agent.Every one planning to engage an agent should see this thread , Its funny how what you explained in the simplest terms in rocket science for the "expert" agents .If the expert agent is so proud of his advice  , he should try putting this thread on his website and see what his prospective clients feel :-)
