I think you should be able to swing that after a down payment and cash to close number like this:The inherited property tax bill isn't going to be so sexy outside of California where Prop 13 lets it be transferred parent to child.

Home remodel will be hard since you have to attend school in the day, but some kind of traffic-critical construction, emergency tradesman, or off-hour landscaper could be possible. if none of those are possible, get a traditional teen job and save up as much money as possible. once you graduate, go to college.

This is why young teens do stupid stuff in the moment without looking around the corner into the future about how it will in some cases impact their life.Anytime you have something questionable you will have to go through a rigorous process to see if you can possibly get licensed and will undergo a manual review by that state's commission.What you did whether changed person today or not is a pretty heavy offense.

In terms of IRR, you can expect publicly traded REITS to have IRRS in to high single digits to mid teens and Syndications in the mid teens to mid 20's or higher IRR.

When I calculate total return: principal paydown, tax benefit of interest deduction on mortgage, cash flow, (I assume 0% appreciation), I am somewhere in the mid teens in terms of total ROI.
