Paul S. agreed, thats why i never have it... fortunately most of the rentals have nice hardwood underneath the carpet that can be sanded and restored... saw your earlier comment about floors and I have acquired a property with solid floors that needed remediation because of pets... i guess if neglectful owners let acidic dog piss sit long enough damage is done

The only difference of not using that money this year is that you could not increase the basis of the property for the amount you spent to restore, but once you hire a contractor, you will capitalize the cost.

See if you can stock up on them at the Restore Store (Habitat for Humanity secondhand home improvement store. ) The faux wood doors are easy to paint in place and do not leave brush marks.
