I obviously don't know any of your numbers, but it seems like the money/flippers keep pushing east, so I would expect it to appreciate well!   

If there's a positive side, a housing crash decreases homeownership, pushing people to turn to renting - increasing the supply of potential tenants.

Completely transparent with my a/c issues, professional, easy to deal with and didn't push for me to replace my aging units.

The move-in date is 8/6, however they live out of town and won't be back for college until September (I told them I couldn't push the lease out a month).Given that they don't live in town, will it suffice to have them sign it online (currently using an online forms management software that makes online signatures quite easy)?

I've had a few sellers or agents make a stink but my response is usually, I have the cash to close, but if I have the ability to push through a loan and keep my cash in hand, why wouldn't I take that opportunity? 

Meaning while I'm meeting goals, I'm doing so in a timeline that's pushed out too far IMO.
