-Potential environmental issues if you're in certain types of industrial property.

There are no representations of warranty relating to the title or any physical, environmental, health or safety conditions existing in, on, at, or relating to the property being offered for sale.Since I can't gain access to property prior to the auction I'm purchasing it pretty much unseen since I can only view it from a distance from the exterior.

In fact, I'm surprised that there aren't any other due diligence fees (environmental, etc) or tax monitoring fees. 

I very much dislike the waste and environmental damage as well.

Make sure that covers everything including soft costs (permitting, design, your time) and as many contingencies as you can think of (environmental testing/remediation, structural issues).
