I am not sure if I want to pursue residential or small commercial investment/development yet. 

Hi @Chen Avnery, I spent years lendinging to commercial borrowers for commercial projects when I worked with banks then I got into funding developers and builders.

Also, depending on your experience and occupation, a rental property is way less risk to learn how much a lot of RE Development situations cost if this is your first property.

I had it customized to my business with a developer.

Thanks in advance :) you can make direct investment in development deals through single purpose entities not funds. a lot of family offices don't invest in funds they invest in direct placed capital.
