If your Lowest adjacent grade (LAG) which is found at the lowest area where the outside dirt touches the building is above the Base Flood Elevation (BFE) you might have a good shot going after a Letter of Map Amendment (LOMA) which will remove the property from the requirement to have flood insurance, Please note this does not mean the risk is gone.

I had luck getting a house in CT for well under asking price (I believe they were asking $165-170k and I got it for $110k) when I approached the selling agent with issues the house had and gave him a near $30k bid for foundation issues.

In talks he would let that go for 79k which means he is asking around 100k for the house.The house has a brand new roof and has recently had foundation repaired .The internal look to have new electrical I have not walked the house yetPlease help!!!

I looked at a duplex in Denver a few weeks ago that had structural issues and even though it had been on and off the market for 6 months and they had come off original asking price considerably, it still did not make sense unless you could get it 20% under current ask or unless you had a GC that was a whizz at foundation repair.Consider looking at non-traditional MF, i.e.
