I don't know what will happen, but the word is that the investigation continues on this thing and criminal charges are possible.  

I just wanted some input on how to best screen tenets, I simply email them some questions and an application (pdf) and ask them to fill it out, most of the time they don't respond ( my though is because they don't have a credit score, they have pets or they have a criminal background)  The application I use is the one from Bigger pockets. 

I'm screening a tenant and his TransUnion criminal history is clean.

I'm very no-nonsense, so if I get a sense they'll be high maintenance I pass.Automatic disqualifiers: prior evictions, drug and sex offenses and any felonies.

We're all adults and can just choose not to interact with people or read threads that are offensive to us.

Generally offenders get a cease and desist for their first offense.

Criminally so.

Being unlicensed means if the real estate commission finds out, they have no authority to discipline and must file criminal charges.

If they could pass a super easy test and criminal background check, they would be Realtors (with rare exceptions, of course).

With comprehensive applications -- including pulled reports from TransUnion and nationwide criminal background checks + credit score + full credit history breakdown + eviction history -- the right platform should make it as seamless as possible for you if you're managing on your own.
