I don't know your area, in mine we have zoning certificates which are required on all properties, and it will tell the legal number of units.

In order to do Fannie/Freddie deals the underwriter has to be a Designated Underwriter with experience and a certificate.

Tell them you are pursuing LEED Certification (even if you aren't going to).
