If they don't take legal action to protect their interest, then after just 3 years (in Texas), section 16.024 of the Texas Statute of Adverse Possession grants you a defense to any future claims by the remaining siblings and the right to clear title in your name.

I am a bit surprised that CA has not mandated an asbestos disclosure similar to the lead disclosure.Old units often have items that have been identified to have adverse health affects.

If anything, it's helping them avoid spending the application fee or wasting their time.Your screening software should provide an "Adverse Action" letter which is a generic rejection letter you can share with the applicant.One thing to remember: don't just deny someone without knowing the reason for denying them.
