I don't think that's a good strategy because you can never time when the correction happens.

I've read a lot of posts in the forum here on the pros and cons of this strategy... what I would love is some insights from actual PadSplit hosts on the assumptions/operating expenses to take into account when evaluating a property.

It offers excellent potential for investors due to the multiple exit strategies available.

Guests treat those kinds of bookings differently than a STR vacation home.They are used to being able to cancel the booking 24 hours in advance and all sorts of other things that STRs like ours can't really accommodate.

I’ve seen a couple of the local guys switch their strategy to one- and two-beds.

Lots of options work here and I have focused on the BRRRR strategy. 

I was wondering how the midterm strategy worked out?

Smarter strategy would be to secure the property and start in 2025.
