Lay the flattened cardboard boxes (or news papers-nothing glossy) around the plants, then put mulch on top to cover the cardboard.

@Carol Walls Wow, I didnt even think about the Newspaper!!

My current problem now is that we have it completly occuppied but my property manager is stuck in the past with technigolgy and has a terrible marketting strategy by using out dated news paper ads to advertise for rent. 

Say a house for sale in the classified ad of the newspaper , Rode by the day before the viewing , found a contract , filled it out and made an offer .
