I'd avoid doing it on the first or last week of the month as there isn't enough time to let tenants know and PMs are busy enough (as you know) with people moving in and out. 

I've considered going back to a W-2 but working a laborious 40-50hrs a week then working on my own invest for sweat equity left me super burnt out.

Our version of a house hack is a live in flip + leaving for about 6 weeks in the summer and renting our house out on airbnb/vrbo.

He's got a new job, 2 weeks in the area, and is currently in an Airbnb, but wants to find an apt. 

There are companies spending $100k a month on mail and all the smaller sized companies / people all get their data from same sources (like Propstream).To me it didn’t make sense to use the same info as it is extremely difficult to have any type of advantage Just for the record and for the fun ot it, I was one of those spending $2,000 a week (about $100,00 a year) on mailers and doing big time business.

It will take a few weeks to get results back from the lab.

As an agent, my value is boots on the ground w video tours, comps, rental data, and everything else needed to invest from afar. 

(that week took about 5 years off the end of my life in stress).
