Repairing walls, spray painting the whole building with maintenance paint and adding 0.29-0.39/sqft laminate flooring throughout could probably be done under 5k.

Since we have not prepped that side of the house yet, I am thinking about spray painting (with a can) the exposed wood areas, which are only at most 3% of that side of the house.

If you spray it lightly with water before starting it helps a lot.

Tell them you spray for bugs for up to 30 days after they move-in and after that you charge them --explaining that they have to keep the TRASH OUT, decent housekeeping is expected.If possible-- maybe market as an all GRAD student condo?
