I guess what I would do since I have no clue how much this stuff would cost is to call a couple roofers/painters and get an estimate.

Add to your list a roofer and a framer for structural inspections.  

We got an estimate on repairing the valleys, which could be anywhere from $200-$10,000.The seller agreed to put $10,000 in escrow towards any repairs that may be needed come spring, when a thaw will allow a roofer to assess the condition of the roof.  

He also casually mentioned he'd meet with the roofer.I can see both sides interest but I tend to agree with the roofer. 20 year exp, has done work for my family before.The roofer suggested getting a different adjuster to meet him out there. 

And today I see a deal for 4 hours of roofing work for $99 by a roofer with an A rating and hundreds of great reviews.

I ran some quick calculations without really verifying the correctness of my assumptions, and my emotions got the better of me.Sent the roofer to inspect the roof.

I figured I could always hire a roofer to inspect the roof on its own.
