@Matthew Brown There's some quality lessons learned here and acknowledgement of that is important.

I got burnt many times, thats why I don't stress anymore about making quality choices. 

The companies you mention have been around for a while and have stood the test of time.They have stood the test of time in a niche called "turnkey real estate" that has always carried a stigma.So I think that speaks volumes of their quality 👍Nobody is perfect and those that work hard, will eventually make a mistake.As long as the mistake is an "honest mistake".And being a turnkey provider myself for 10+ years now I can sure say that some investors can be a true pain in the A$$ and it feels like they look for drama/issues intentionally instead of smooth sailing lolWith that said, I suggest doing your online research and reaching out to the one that tickles your fancy the most.And then go from there.Wishing you much success.

Although I’d like to do a large dscr loan and get 4 to 5 three and four bedroom units, I’m likely goin to start with just one quality property in order to establish proof of concept to present to future down payment partners or private money lenders.

How have you done with expenses, quality of tenants, turnover, cash flow, their property management team, customer service, etc.  

I see listings all the time on Facebook marketplace for rooms to rent, even though they’re not the greatest quality listings.

Also the time of the year so not alot of good quality tenants .

I am a bit concerned about the quality of the schools in the area as I know that affects families staying long term in an area.Thank you in advance!
