Since these are financial instruments and not real estate, would it be best to work with a business lawyer or a real estate lawyer?

Many debt instruments—commonly found in non-bank-drawn documents or private owner-carried documents which are not regulated by the due on sale laws—have only an anti-assignment clause which is distinctive and is NOT a due on sale clause and thus not covered by the laws enforcing due on sale clauses.

The rates on those fixed rate, fixed maturity instruments become subject to change only at maturity.

They are expensive (mine takes 35% of the gross, plus the work they do on property), but I find them instrumental in maintaining and filling my South Lake Tahoe vacation rental house. 

It would seem to be easier to buy other instruments with more liquidity and that requires little operational skills. 

I’ve also never played a musical instrument and mild arthritis in my hands.

Perhaps you can get equity credits for any particular skills you have which are instrumental in putting together bigger deals; or secure private money and deploy it generating greater returns than your cost of capital.Rapid expansion and retaining enough liquidity to absorb negative volatility if it comes is a careful balancing act.
