I do 3 things differently than my counterparts in my area and they pay off every time, but I believe in quality over quantity.

Maybe in some small quantities, but nothing major or they would have done it a long time ago.Yes, the numbers there look incredibly attractive, better than in a lot of cities.

The 1031 Exchange can help you trade up in number of units (larger property), buy in a better/different area, increase cash flow, diversify into more units (quantity), diversity into asset classes (types of properties), etc. 

If I want to do designs:$5,000/yr depending on quantity.

Be very specific about both the quality and quantity of work you expect and do not just assume that those expectations are being met.

It is better to be proficient in a few areas than to be all over the map driving in circles...quality over quantity. 

Contrary to popular opinion you don't need a huge buyers list in fact you want quality not quantity focus on buyers who will actually BUY from you.
