If you want to bribe him out by giving back his deposit you hand it to him the day before the eviction hearing after he clears out all his belongings, you have changed the locks and he is headed down the lane.

Now you have to do a refinance and now your rate has just doubled. 4.375 is an amazing rate and you should lock that rate in for the next 30 years as you can't get a much better rate than that... ever.
