GPs do a ton of deals, good to see some money going in each deal but the GP should be thinking of diversification like anyone else in achieving and protecting long term wealth.Bottomline, in syndication reputation is everything IMO.

Depends on the size of the portfolio you intend to build, whether you have lots of capital now or will be buying slowly and steadily (like me), the mix of property types (multi-family vs single family), and your financial goals and exit strategy (pure cash flow versus balanced cash flow and appreciation).Generally, diversification is good.

Here's my top 3 rankings.1) The investor is not accredited and hence does not qualify.2) The second thing is lack of liquidity or timing.3) Diversification - they may be over concentrated in an asset class or geography or both.Ironically, its rarely that they don't like the market, deal or sponsor.
