Then, if you choose to proceed, at least you'll know what you getting into.But...it takes two to tango, and this can be a two-way game: if the bank hits you with the DOS letter, you can transfer the property back in your name to cure the problem and play that game, back and forth, if you want/can/afford.

Reached out to the lender to make sure nothing was amiss and he eventually called me back explaining there was something incorrect in the closing disclosure that didn't affect the actually closing in any way, but that the servicer required the check be sent to "cure" the error.

Even in those towns I have rarely heard of regular garbage resulting in a citation but a can may be helpful on that front. you don't immediately evict for this, you send a lease violation and notice to cure.
