That gives you $200k to buy a sfh outright in a cheaper but close market that would probably give you more cash flow than those two combined.

If the LLC in question has property development/management experience, then it should absolutely help in obtaining a commercial loan in combination with your ability to provide equity.Perhaps there are commercial mortgage brokers in the forum that could weigh in on this?

Im wondering if i can do a 203k for the side for sale and get some hard money to BRRRR for the other sides purchase and rehab and try to combine the allotted rehab costs to to handle the outside work on the whole unit? 

Last year I did two rent increases in one year....one for 7% and the other for 8% (that's 15% combined!)

I took the first couple of steps towards doing this but stopped to combine forces with my partner.

Don't combine the lease with the option...those are two different agreements.
