I will say there are reasons the seller did not choose to list on the MLS and that this property should not be compared apples to apples with other statistically similar properties.  

I look at statistics online to determine a neighborhood's feel - crime-mapping, migration, etc. and I look (in person) to see if things are being built in the area (grocery stores, etc.). 

Statistically, the average REI website only retains 34% of visitors because it takes a long 12 seconds to load.Jeff, you're probably more interested in the loading statistics of your website.

I am not sure statistically how many just own and rent out. 

February 2022 Housing Market Update for Austin, TX MSAFebruary 2022 statistics have been released for the Central Texas Housing market.

I would be curious if vacationers opt to book shorter stays to make up for the increased cost of gas or if on the other hand, they book longer stays because they can mentally spread that increased cost of gas over more nights.No statistical variation yet.

I feel like my analysis of locations is more subjective, and reliant on my personal experience than it is objective, and based on numbers/statistics.
