Im looking for methods of marketing that are practical and effective in the hot market of the Bay Area (Santa Cruz) where average homes are $ 900,000's or more!

I am also young and a new investor but I am getting ready to market to home owners and begin cold calling and aswell as some other methods of generating leads.

Though I wouldn't suggest that as your only method of making money since the amount you'll get paid will not be very high. 

I will like to use the BRRRR method to start.

Can someone walk me through the BRRRR method of investing?

I've been reading posts for a couple months now as well as listening to different podcasts, and I wanted to join in now that I have started my market methods and committed to the endeavor!

But if you can get over that mental hurdle investing out of state is a great method to find a good deal.
