@Mario Dattilo is 100% correct on both of his points.Something I want to draw a little more attention to would be having an attorney write your lease and make sure they are familiar with the rental laws specifically for mobile homes in your state.In Utah, we are very landlord friendly but we still have different laws for MHPs vs. other rentals.

And now that the market is gone back to behaving like the early to mid 2022 market, if you do find something in that low price point, there will be ten other people fighting for it. 

Whether that be having more time for yourself, or do you just want to make money?

Past behavior is usually a good indicator of how someone will behave in the future.

The buyer may not have immediate  funds, but may be having cash come in in a few months time.  

My worry would be having enough equity in 2 years to be able to refinance.  

It’s totally normal to be having these feelings/fears/thoughts.

Since you shouldn’t be having true “business” banking needs (eg cash deposits, etc) you can should be fine with any bank of your choice in my opinion.Good luck
