@Patrick Fraire Like many others I would never do this, I would do the following:1) Educate your girlfriend on the rental property basics so she can make an informed decision herself, she's an adult and her successes and failures are all on her.2) Point out to her that someone with bad credit and money problems generally are due to poor decisions and bad spending habits.

Unrelated occupants are different. if you do some research at the fort Collins you plus two policy, it was developed because multiple unrelated people would rent homes in a residential area and it cause problems. for example a 3-bedroom 2-bath home would normally be occupied by a family of 6 people: two adults and four children.
