Rent by the room in Rockville, MD

Hi there! I am just starting out and considering purchasing a home in Rockville, MD. Since I am having trouble finding cash flow positive properties in the area, my plan is to rent by the room with 5 individual leases. Are there any rules in Rockville that I should be aware of before I make the leap? I know, for example, Raleigh, NC doesn’t allow more than 4 unrelated individuals to occupy a house.

Also, can I specify a gender when searching for tenants for a shared house? I don’t have a preference for either gender, but I think all tenants having the same one would cause less drama. Does anyone have any ideas as to how I should go about this without breaking any anti-discrimination laws?

I appreciate the guidance.
